Attacq, the property group behind Mall of Africa and Mooirivier Mall, has partnered with Vantage Data Centres in a 50/50 joint venture to construct a 10,363m² “dark shell” structure. This project forms the first half of Phase 2 of a larger data centre campus being developed in collaboration with Vantage.
The double-story building will feature four data halls, with construction already underway:
- Projected initial total electrical load of 12MW ramping
to 16MW over time - Majority of the building will contain data processing rooms
- Air-conditioning supporting these data halls
- Initially 6 electrical power generators totalling circa 14MW
- 48-hour backup fuel cap
Practical completion is expected by Q1 2026.
The total estimated capital investment for the “dark shell” is R628 million, backed by a 20-year lease, ensuring long-term stability for the development.

Following recent developments, occupancy at Waterfall City’s collaboration hubs has increased to 89.5%, with new clients like Pragma, Organon, Nokia, Chieta, Bayer, and Siemens Energy joining the community.
The Ingress: A Strategic Collaboration Hub
The Ingress, a multi-building collaboration hub located at the entrance of Waterfall City, is a key part of Attacq’s strategy. Phase 1 includes the PSG Wealth building and Building 2, which is 89.6% leased. In response to market demand, Attacq has begun construction on Building 3 (±4,527m²), which is already 48.9% pre-let. Practical completion is expected by Q4 2025.
The remaining ±7,300m² of bulk development will be phased in line with market conditions. Completed buildings at The Ingress have achieved four-star GBCSA certifications (by design), with the PSG Wealth building also earning a four-star GBCSA (as built) rating. Building 3 is targeting EDGE certification, reflecting Attacq’s commitment to sustainable development.
