Commission-free marketplace Relli points to regulation, technology, and a shift toward retail capital as the forces bringing private real estate within reach of ordinary investors.
Relli, the commission-free private real estate marketplace, says the private real estate market is undergoing a structural shift that is opening deals once reserved for the wealthy to a far broader base of everyday investors. According to co-founder and CEO Mor Milo, a combination of regulation, technology, and macroeconomic pressure is steadily dismantling the six-figure barrier that has long kept most Americans out.
For decades, participating in a private real estate deal meant writing a check of $100,000 or more, a threshold that discourages even affluent investors who would rather diversify across many smaller positions. “We’re getting closer and closer to having a real retail offering for everybody to invest in,” Milo said. “That’s just the direction it’s going.”
Part of the shift is regulatory. Structures such as Regulation A allow sponsors to offer real estate investments in far smaller increments, letting an investor deploy a few thousand dollars at a time from a digital platform in much the same way they would buy a stock, while still owning a share of cash-flowing property. That flexibility, Milo argues, matches how modern investors actually want to build a portfolio.
The macroeconomic backdrop is accelerating the trend. With the Federal Reserve signaling that rates may stay elevated, Milo says institutional capital is becoming scarcer and harder for sponsors to secure, pushing even large operators to court retail investors for the first time. The rise of mass-market platforms across finance, he notes, shows how powerful the everyday investor has become.
For Relli, the opportunity is in lowering the barrier on both sides of the marketplace. The company operates commission-free, taking no fee on any dollar transacted and connecting investors directly with vetted sponsors across more than 11 property sectors. Milo says the human element still matters most: investors want to feel their capital is respected, even when their contribution is a small share of a larger raise.
“To that person, it’s their life savings,” Milo said. “That needs to be respected. People need to feel emotionally connected to the company they’re deploying capital into before they’ll ever open their ears to the offering.”
